Tangible Fixed Asset Valuation
Capital Property Advisor (CPA) provides specialized tangible fixed asset valuation services in Mozambique for companies, financial institutions, public entities, and investors. Valuations are conducted for financial reporting, accounting revaluation, bank collateral, insurance, transactions, and other technical and asset-related purposes.
Although recently established, CPA brings together professionals with extensive experience in tangible fixed asset valuation across various sectors, having participated in projects throughout the country.
Standards and Frameworks
Our reports are prepared in accordance with the main international standards for valuation and financial reporting, including:
- IVSC – International Valuation Standards
- IFRS – International Financial Reporting Standards
- IAS – International Accounting Standards
- General Accounting Plan based on International Financial Reporting Standards (PGR-NIRF), in force in Mozambique.
Where applicable, valuations for financing purposes also comply with the technical requirements applied by financial institutions and international best practices for collateral valuation.

Valuation Methodologies
Valuations are conducted using internationally recognized methodologies, selected according to the nature of the asset and the purpose of the valuation, namely:
- Market Approach, based on comparisons with similar assets traded in the market;
- Cost Approach, considering the replacement or reproduction cost of the asset, adjusted for physical, functional, and economic depreciation.
